A beach-lover’s paradise

The beaches of Jupiter, Florida and the surrounding area are a major draw for ocean-lovers. Forty years ago, you would have found nothing but sand dunes covered in sea grapes and Australian pines. Fortunately the sand dunes, sea grapes and pines still exist because the area has been developed with preservation of the natural beauty foremost in mind. You won’t find much commercial development along A1A in Jupiter, Juno Beach or the Treasure Coast. What you will find is some of the most beautiful accessible beaches in all of Florida with lots of free parking, restrooms, showers and picnic areas.
On the Treasure Coast you will find individual beach access to somewhat private spots as well as longer, guard-protected areas like Stuart Beach, Jensen Sea Turtle Beach on Hutchinson Island and Hobe Sound Beach.
Bathtub Reef Park is located at the south end of Hutchinson Island is a special spot for young families where small children can enjoy the surf with the protection of a reef that creates a wading pool adjacent to the beach. That same reef is an attraction for avid snorkelers. The reef is created by the tubeworms in a process that involves cementing together sand and bits of shell.
Coral Cove Park is a  15 acre beach on Jupiter Island with 600 feet  of which is guarded. This beach has and extensive natural limestone reef just offshore, making it ideal for snorkeling. The same geological formations form the spectacle at Blowing Rocks Preserve where breaking waves spray plumes of water through. The spray can reach to astounding heights of 50 feet.
Another family favorite is Dubois Park located on the south side of the Jupiter Inlet. The park has more than 1,200 feet of tropical palm-lined beach, as well as playgrounds and picnic pavilions and a lagoon with a guarded area where children can safely enjoy water play.
Carlin Park is a beach park with an exercise trail and picnic areas with grills, showers, and lifeguards. South of  Carlin Park all along A1A, there are many access points to the beach most with showers. A wide sidewalk spans most of the beachfront making a nice place for walking, rollerblading or biking. On windy days you can see kite-surfers dotting the shoreline of what is now referred to by locals  as “Kite Beach”.
Jupiter’s neighbor to the south, Juno Beach features more  of the same unspoiled, wide, sea-grape-dappled beaches. Juno Beach Park and Fishing Pier features a guarded beach. There are covered picnic areas, restrooms and showers and a 990-foot fishing pier. It’s the perfect spot to fish, surf and swim.
Further south is the barrier island, Singer Island which features some of the area’s most pristine ocean/intracoastal park. John D. MacArthur Beach State Park has two miles of oceanfront beach, boardwalk, picnic areas, nature center with guided tours and live exhibits. A little further south is another great snorkeling spot. The reef is close to shore and can be seen jutting out of the water at low tide. The water is fairly deep on the far-side of the reef for the brave who want to see larger sea creatures including sharks.

Moving? How to break it to the kids.

You have just found the perfect home for you and your family. Your next challenge is to prepare your kids to for the move the new home, new neighborhood and new school. How can you keep the drama to a minimum?

Five steps to ease the pain when moving with kids.

The younger the child, the less able he or she is to “see into the future.” Children tend to focus on losing what’s familiar, and they worry about missing friends and family. Before you sit down to tell your children about an upcoming move, prepare a comforting strategy:

  1. Let your children know, step by step, what is happening and what is likely to happen next.
  2. List all the advantages in the move. For example, will the family be closer to a favorite person, place, or activity? Will your children be able to see old friends and family?
  3. Share as much as you can about the new home, such as where their rooms and baths are and special features like a new playroom or swimming pool.
  4. Introduce your children to their new home online and in person, if possible. Show them where schools and parks are, and other points of interest to help them orient themselves in their new surroundings.
  5. Be ready for “What about me?” questions. Contact organizations for information about ways to continue your child’s special interests. Knowing they won’t have to give up favorite hobbies or sports goes a long way toward helping children adjust to a new environment.

Your preparedness will go a long way in reassuring your children that their needs are being considered, even while big changes are happening around them as your family prepares to move into a new home.

Real estate market reports for November 2015 are now available. Below are the figures for Palm Beach County from the Realtors® Association of the Palm Beaches (RAPB). RAPB is the 6th largest local association in the country, representing over 14,000 REALTOR® members involved in all aspects of residential and commercial real estate throughout Southeast Florida and the Treasure Coast.
Market Highlights
“Although we are still in a seller’s market, November statistics showed signs that we are moving towards a more neutral real estate market that favors neither seller nor buyer. The median sale price for single family homes is leveling, fluctuating between $285,000 and $295,000 for the 5th consecutive month, and months’ supply of inventory is continuing to inch towards the benchmark for equality. If you have been on the fence about listing your property in Palm Beach County, now is the time to contact a REALTOR®.
Market Detail (Year-over-Year)
In the single family homes sector, we saw gains in the following categories year-over-year: closed sales increased 7.4% from 1,104 to 1,186 transactions, median sale price increased 11.3% from $265,012 to $295,000, and average percent of original list price received increased 0.5% from 93.0% to 93.5%. Meanwhile, median days on market decreased 40.3% from 62 to 37 days, and inventory levels continued to decline, down 3.6% from 7,591 to 7,320 active listings and down 15.9% from 5.7 to 4.8 months’ supply.
In the townhouses/condos sector, we saw gains in the following categories: closed sales increased 2.1% from 847 to 865 transactions, median sale price increased 5.3% from $133,000 to $140,000, and average percent of original list price received increased 1.1% from 92.1% to 93.1%. Meanwhile, median days on market decreased 33.3% from 54 to 36 days, and inventory levels continued to decline, down 1.0% from 6,231 to 6,170 active listings and down 6.8% from 5.6 to 5.2 months’ supply.
